Needing a home for a large gathering of friends or family; PRIXFORD BARTON is a delightful stone built Grade II listed farmhouse, with spacious design, luxurious features and sited within three acres of beautiful lawns and gardens. Add a fabulous indoor swimming pool and a hot tub and you have the most idyllic holiday retreat in North Devon! Part of the farmhouse dates back to 1684 and it has been sympathetically extended and restored to feature flagstone floors, exposed stone walls and beams, natural wood doors and oak flooring. This traditional property has great traditional feel, with exposed wooden beams and stone walls, adding the the rustic charm from this impressive home.

PRIXFORD BARTON is a ten minute walk from the fabulous Marwood Hill Gardens, there is a good choice of golf clubs nearby and it’s just a short drive from the wonderful North Devon coastline and its stunning sandy beaches. Up to 4 dogs are very welcome too! For families or groups of friends looking for a memorable holiday in really special surroundings, PRIXFORD BARTON offers everything you could wish for and more.

Along the central hallway you will find a spacious and comfortable family sitting room, dual aspect and with oak beams and lovely stone fireplace with log burning stove for those cosy cooler evenings. With three sofas and a log burner, the living area makes a welcoming space to catch up over a bottle of fizz, and you can stroll out to the sun room perfect for those quiet moments with a novel. Doors lead through to a garden room with French doors out onto one of the terraces, having stunning views down the valley, and an internal door into the indoor heated swimming pool. The ground floor accommodation is completed by a separate formal dining room (high chair provided) and a second sitting room ideal for children with games, books and TV / DVD.

The indoor heated swimming pool complex is a real luxury with a 26ft pool. Come rain or shine it will be hard to tear yourself away. There is also an outdoor jacuzzi at the front of the house, a beautiful treat in the evening with a glass of bubbles. There is one lockable door into the pool. Guests should keep this locked when not in use and supervise children in the pool area and hot tub at all times. It is not recommended that anyone use the swimming pool on their own.

The huge family kitchen/breakfast room is light and bright with fitted units, slate worktops and an attractive decorative stone fireplace, a really special place to gather the family for leisurely breakfasts while planning the day ahead. Appliances include a fridge, freezer, microwave, dishwasher, washing machine and tumble dryer. There is also a full range of kitchen equipment and accessories. A separate utility room and rear hall has lots of space for storing any amount of boots, coats, and beach equipment or even pushchairs. A secondary staircase leads from the first floor to a door into the kitchen, for easy access to your morning cup of tea!

All bedrooms have storage space for your belongings and quality bed linen is provided.

The whole property is surrounded by lawned and patio areas perfect for the kids to play in PRIXFORD BARTON. The extent of the outdoor space is fantastic, with lawns, paddocks, a sheltered walled garden and superb covered brick and stone barbecue area (BBQ not supplied). An amazing array of flowers, shrubs, climbing honeysuckle, clematis and wisteria line the borders and running along the far boundary of the land there are three interlinked ponds which are fed by a stream, the largest of which includes a landing station. This area is completely fenced but great care must be taken with small children. A gate can be unlocked to allow access. Throughout the grounds there are many nooks and crannies to enjoy peaceful moments, and the enchanting woodland area has a quite magical feel. Your dogs are welcome too.
There is plenty of parking space for up to 10 cars.

This beautiful home is just a 20-minute drive from a number of beaches, and just 15 minutes from Barnstaple. With the bustling town of Barnstaple so close, there's plenty of opportunity to do some shopping during your stay, or why not walk or cycle The Tarka Trail and take in some of North Devon's picturesque scenery and, if you fancy a stroll closer to home, you'll find a picturesque patch of woodland to the north west of the property, perfect for a quiet walk.
